PWTA Well Testing for Real Estate Transactions – New Jersey’s Private Well Testing Act (PWTC). This law applies to anyone buying or selling a home with a private well located anywhere in the state of New Jersey. The law mandates that whenever a property with a private well is sold or leased, certain drinking water tests must be performed on your home’s water. The results must be shared with both the buyer and seller (or the lessor and lessee) prior to the closing date. The tests are: Total coliform bacteria (and E. coli if needed), pH, nitrate Iron, manganese, lead, volatile organic compounds, also mercury and arsenic depending on the county.
